West Derby's Homes, From Village Cottages to Croxteth Park
In short: West Derby combines a historic village of sandstone and brick buildings with Victorian villas and terraces, large twentieth-century suburbs and the Croxteth Park estate, much of which was built in the 1980s. Each brings different roofs and different repair priorities.
In the nineteenth century the Earl of Sefton reshaped the village around a new entrance to the Croxteth estate, and sandstone quarried locally, including around Sandforth Road and Derwent Road, went into many of its buildings. Landmarks include the Grade II* listed courthouse of 1586 and St Mary’s Church, designed by George Gilbert Scott and completed in 1856. As Liverpool spread, merchants built villas here, such as Lowlands of 1846, Sandfield Park was laid out in the mid-nineteenth century, and rows of two- and three-storey brick terraces and semi-detached houses followed. Many of the grandest merchants’ houses were demolished in the 1920s and 1930s.
Sandstone, Slate and the Village Conservation Area
Older buildings in and around the village often pair natural slate roofs with sandstone chimneys, copings and walls. Weathered sandstone is usually best repointed with a lime-based mortar, since a hard cement pointing holds water in the wall and the softer stone beside it then wears away first. The West Derby conservation area covers the village centre, and neighbouring Knotty Ash has a conservation area of its own. In either, ask Liverpool City Council before swapping slate for another material, fitting rooflights or taking down a stack, as some changes that are normally permitted can need consent. Like-for-like repairs are usually straightforward.
Twentieth-Century Semis and Croxteth Park Homes
Away from the village, many West Derby roads are lined with semi-detached houses and short terraces under hipped or gabled tiled roofs. Typical faults on houses like these are ridge and hip tiles held only by mortar, which BS 5534 no longer treats as sufficient on its own, underlay that has become brittle, and tired flat roofs over garages and kitchen extensions. The Croxteth Park homes are younger, but many are now around forty years old, an age at which original fascias, gutters and flat-roofed porches often start to need attention.
