Roofers in Woolton

Roofer & Builder provides roof repairs, re-roofing and building work in Woolton, south-east Liverpool. We look after sandstone cottages and Victorian houses in the village itself, and the inter-war and post-war homes on the roads around it, for homeowners, landlords and local businesses.

Older stone-built properties need a careful approach. Slates, lead and mortar all have to suit the building, and in the Woolton Village conservation area the finished roof should look right as well as keep the weather out. As a family-run firm with more than 20 years’ roofing experience, we inspect first, explain the options in plain terms and give you a written quotation before anything starts. Our slate roofing page covers the materials in more detail.

A Sandstone Village on High Ground

Woolton sits on a ridge of Triassic sandstone that was quarried here for generations. Stone from Woolton went into the Liverpool Anglican Cathedral, and the same warm sandstone appears throughout the village in cottages, boundary walls, St Peter’s Church and many chimney stacks. Most of the older buildings carry natural slate roofs.

The higher ground gives Woolton its views, but it also leaves roofs more open to the wind. On exposed slopes, mortar-bedded ridges, lead flashings and slates near the verges tend to be the first things to show damage after a storm. Current guidance in BS 5534 requires ridge and hip tiles to be mechanically fixed, so when we rebed a ridge we fix it properly rather than relying on mortar alone.

Working Within the Woolton Village Conservation Area

The village has been a conservation area since 1996. Work that alters how a building looks from outside may need planning permission, especially where an Article 4 direction applies, so check with Liverpool City Council before changing roof materials, replacing timber or cast-iron rainwater goods with something different, or adding rooflights or dormers.

For repairs, the aim is to match what is already there: slate of a similar size, colour and thickness, ridges in keeping with the originals, and leadwork dressed neatly to the stone. Where a full replacement is needed, our roof replacement service includes setting out the materials with you beforehand, and we can explain how Building Regulations apply when more than a quarter of a roof is renewed.

Stone Chimneys, Lead Flashings and Pointing

Sandstone weathers differently to brick. Over time the faces soften and the joints open, and a stack that looks sound from the street can be letting water into the roof space through eroded mortar or a failed flashing. Repointing soft stone with a hard cement mortar can trap moisture and speed up decay of the stone itself, so the mortar has to be chosen to suit the building.

Our chimney stack work covers flaunching, pots, cowls and rebuilding, and our pointing team handles stone and brick walls as well as stacks. Lead flashings on stone are tucked into cut joints and sealed, and we check them as part of any inspection.

Beyond the Village Centre

Away from the stone core, Woolton has semi-detached and detached houses from the inter-war years onwards, many with tiled roofs, extensions and garages. Here the work is more often a leaking flat roof over a kitchen extension, a tired felt garage roof, dated fascias and gutters, or a dormer to make better use of the loft. We handle these in-house, including GRP and EPDM flat roofs and the steelwork that larger openings need.

Emergency Roofing in Woolton

Our emergency line runs 24/7. After a storm, the priority is to stop water getting in, so where conditions allow we fit a temporary repair, then plan the permanent work with matching materials rather than rushing it. That matters on older village properties, where the right slate or stone may need sourcing. If you are claiming on insurance, we can also supply a written report and photographs of the damage.

I had an issue with my flashing so had six roofers out to quote… John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case… he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn’t). It’s so important to get several quotes and trust your gut. Thank you!

John and his team completed some repairs to our roof today. I completely recommend them. Friendly, tidy, professional and the job was completed to a very high standard. John is super knowledgable and put our mind at ease about the overall condition of our roof too. We’ll be using them when we need work like this in the future.

FAQs

Roofing Questions from Woolton

Not usually for a like-for-like repair. If you plan to change the roofing material, add rooflights or alter the roof’s appearance, check with Liverpool City Council first, as conservation area controls and Article 4 directions may apply. Our written quotation sets out the proposed materials, which helps when you speak to the council.

Generally not. A mortar harder than the stone tends to trap moisture, so the stone erodes around the joints instead of the mortar. Softer, more breathable mortars are normally better suited to older sandstone. We assess the stone and the existing mortar before recommending a mix.

We aim to match the size, colour and thickness of the existing slates, using reclaimed or new natural slate as appropriate. An exact match is not always possible on a very old roof, so we show you samples and discuss the best option before work begins.

Yes. We work across south Liverpool, including Gateacre, Hunts Cross, Allerton and Childwall, as well as Halewood over the Knowsley boundary. The same free quotes and 24/7 emergency line apply.
