A Railway Village With Every Era of Housing

Rainhill earned its place in history in 1829, when the Rainhill Trials on the Liverpool and Manchester Railway were won by Stephenson’s Rocket. The sandstone Skew Bridge, built to carry the road over the line at an angle, still stands in the village, and Rainhill’s housing now spans everything from Victorian villas to recent estates.

Near the older core there are Victorian houses, many with slate roofs and brick chimneys. The southern side of the village is largely semi-detached and detached, while the northern side is more mixed, with terraces and a good number of bungalows. The site of the former Rainhill Hospital, demolished in the early 1990s, is now a housing estate, and other modern developments sit around the edges of the village.

Bungalows and Dormer Conversions

Bungalows have a lot of roof for the size of the house, which is useful when you want more space. A dormer can turn an unused loft into one or two bedrooms without changing the footprint. Permitted development usually allows a detached or semi-detached bungalow up to 50 cubic metres of additional roof space, within certain conditions, and Building Regulations approval is always required. Bungalow roofs are also easier to see from the garden, so owners often spot problems early: slipped tiles, moss in the valleys or a sagging gutter.

Newer Homes: Small Faults Worth Fixing Early

On the more recent estates, the roofs are generally in good order, and problems tend to be specific rather than widespread. Typical examples include:

  • plastic dry verge caps along the gable edges that have cracked or blown loose
  • dry ridge fixings that have worked free in strong winds
  • gutters that overflow because of debris or a poor fall
  • water running behind the gutter and dripping at the fascia, explained in our guide to roofs dripping at the fascia

These are usually straightforward to put right, but left alone they let water into the roof edge and timber.

Older Houses and Rainhill's Conservation Areas

St Helens Borough Council has designated three conservation areas in Rainhill. If your home is inside one, check with the council before altering the roof’s appearance, changing materials or adding rooflights. For older slate roofs anywhere in the village, the usual issues are slipped slates, worn chimney pointing and lead flashings that have lifted with age. We also look after fascias, soffits and gutters on older houses, where timber boards are often due for replacement.
