A roof inspection is a close check of your roof’s condition by an experienced roofer, to find any defects, explain what they mean and recommend what, if anything, needs doing. Roofer & Builder inspects pitched and flat roofs for homeowners, buyers, landlords and commercial property owners across Liverpool, Merseyside and Wirral.

We look at the roof from suitable, safe access, check the loft where possible and explain our findings in plain terms, supported by photographs. If roof repairs are needed, you receive a clear written quotation. If the roof is in good order, we will tell you that too.

What We Check During a Roof Inspection

A useful inspection covers the whole roof, not just the tiles you can see from the street. Depending on the roof and safe access, we check:

  • The roof covering – slipped, cracked, missing or porous tiles and slates, and signs of nail fatigue
  • Ridges, hips and verges – loose or missing tiles and cracked mortar
  • Chimney stacks – pointing, flaunching, pots and brickwork
  • Flashings and valleys – split, slipped or lifted lead, and valleys blocked with debris or moss
  • Gutters, fascias and downpipes – blockages, leaking joints, sagging runs and rot
  • Flat roofs – splits, blisters, ponding water and worn edges and joints
  • The loft space – felt or membrane, battens and timbers, daylight through the covering, water staining, damp insulation and condensation

The access we use depends on the height and layout of the roof. On some roofs a closer look at a particular area needs a tower or scaffold, and we will explain if that is the case.

Roof Inspection or Building Survey?

A building survey, such as a RICS Level 2 or Level 3 survey, looks at the whole property, and surveyors generally view the roof from the ground, from windows and from the loft. Where they cannot see it closely, the report will often recommend further investigation by a roofing contractor.

A roofer’s inspection fills that gap, focusing on the roof itself and the repairs it needs, although it is not a substitute for a building survey or a structural engineer’s report. Our article on a roof defect on a home survey explains the next steps.

Roof Inspections & Surveys FAQs

There is no fixed rule, but a check every year or two, and after severe storms, is a sensible guide for most homes. Older roofs, flat roofs and roofs with a history of repairs benefit from more regular checks, ideally in autumn before winter weather arrives.

The terms are often used interchangeably. When people ask us for a roof survey, they usually mean an inspection by a roofer rather than a full building survey by a chartered surveyor. If a lender or solicitor needs a particular type of report, check their requirements before booking.

Where it is safe and practical, yes. Access depends on the height, pitch and layout of the roof. Some roofs can be inspected closely with ladders and roof ladders, while others need a tower or scaffold for a close look. We will tell you if any area cannot be fully inspected.

Yes, with the seller’s permission, as access to the loft and the outside of the property has to be arranged through the seller or estate agent. An inspection can clarify a roof defect flagged in a survey, so you know what work is needed before you commit.
