How Formby Grew
Formby is mostly a town of detached and semi-detached houses and bungalows, from Victorian villas near the railway to large post-war estates, set among a lot of mature trees.
Before the railway, Formby was a scatter of small settlements along old lanes. Once the line opened, large villas were built in generous plots beside it, and Freshfield Road, between Formby and Freshfield stations, keeps a line of these villas in smooth red brick, with ornamental brickwork at the eaves and slate above. Ryeground Lane has a run of late Victorian semis in the same materials. Between the wars the gaps were filled with semis with curved bays, render and tiled roofs, and the biggest expansion came in the 1960s and 1970s, when estates spread west of the railway and east to the bypass, including many dormer bungalows.
Formby’s only conservation area, Green Lane, runs from the Grapes Hotel up to St Peter’s Church of 1746 and includes a cruck-framed house and an eighteenth-century thatched house. If your property is in it, or listed, check with Sefton Council before changing roof materials.
Pinewoods, Trees and Coastal Wind
Formby is known for its pinewoods, planted from the late eighteenth century onwards to stabilise the dunes, and many of its roads and gardens are still heavily wooded. That greenery brings its own roof maintenance needs:
- pine needles, leaves and twigs build up in gutters, valleys and behind chimney stacks, causing overflows and damp patches
- north-facing and shaded slopes can grow a thick layer of moss, which keeps tiles wet and sheds clumps into the gutters below
- overhanging branches can scrape roof coverings and drop debris in high winds
Homes nearer the coast also take the brunt of westerly winds off the Irish Sea. Keeping gutters clear prevents most overflow problems.
Dormer Bungalows: Warmth and Condensation
In a dormer bungalow the upstairs rooms sit partly inside the roof, with insulation in the sloping ceilings and behind the low side walls. Where that insulation is thin or the roof is poorly ventilated, rooms can be cold in winter, hot in summer and prone to condensation that is easily mistaken for a leak. We rule out genuine leaks first, then look at insulation and ventilation; our insulation page explains the options.
