How Kirkby Grew: Village, New Town and Industrial Park

In short: Kirkby is largely a post-war town, built from 1950 onwards to rehouse families from Liverpool around a much older village. Much of its housing dates from the 1950s and 1960s, and many of those roofs now need careful assessment.

Liverpool Corporation bought Kirkby from the Earl of Sefton in 1947. Large-scale building began in 1950 at Southdene, followed by Westvale and Northwood, and the first phase of Tower Hill was completed in 1967. Many of the 1960s high-rise flats and maisonettes have since been demolished, and more homes are planned south of Cherryfield Drive. The industrial estate began as a wartime Royal Ordnance Factory and is now Knowsley Industrial Park.

Older Buildings and Kirkby's Conservation Areas

Knowsley Council has designated five conservation areas in Kirkby: Old Hall Lane, Ingoe Lane, Ribblers Lane, North Park Road and South Park Road, with an Article 4 direction adding extra controls at Ingoe Lane. Old Hall Lane centres on St Chad’s Church, built in 1869–71 to designs by Paley and Austin in red sandstone with steep red tiled roofs, among other Victorian sandstone buildings. Anyone owning an older building inside one of these boundaries should speak to Knowsley Council before altering the roof covering or taking down a stack. For worn joints in brick or sandstone, see our pointing service.

Roofs on Kirkby's Post-War Homes

Houses from the 1950s and 1960s tend to show their age in a few predictable places. Chimneys that no longer serve a fire are sometimes left open or with cracked flaunching, letting rain into the stack; a sound stack can be capped with ventilation for the flue. Older concrete tiles can lose their surface and absorb more water, and bitumen underlay can sag between the rafters. Where only one of these is a problem, a targeted roof repair may be enough.

Tenants of Livv Housing Group, formerly Knowsley Housing Trust, should report roof problems to Livv. Owner-occupiers and private landlords can contact us directly.

I had an issue with my flashing so had six roofers out to quote… John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case… he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn’t). It’s so important to get several quotes and trust your gut. Thank you!

John and his team completed some repairs to our roof today. I completely recommend them. Friendly, tidy, professional and the job was completed to a very high standard. John is super knowledgable and put our mind at ease about the overall condition of our roof too. We’ll be using them when we need work like this in the future.

FAQs

Roofing Questions from Kirkby

Yes. Business units are part of our commercial work, from flat and pitched roof coverings to gutters, outlets and downpipes. Older units may contain asbestos, so the building’s asbestos records should be checked first. See our commercial roofing page.

Usually, if you are replacing more than a quarter of the roof covering. That counts as renovating a thermal element, which normally means upgrading the loft insulation where it is technically and economically feasible, with the job notified to Building Control or carried out under a competent person scheme. Our article do I need Building Regulations to replace my roof? explains more.

Often, yes, if the timber deck is sound and the damage is limited. Where the boards have gone soft or water is getting in at more than one point, a new felt, EPDM or GRP covering is usually better value.

Yes, along with the rest of Kirkby. Kirkby sits just east of our office in Maghull, and we work in neighbouring Aintree too.
